One Beach Street

Located across from Pier 39 in San Francisco’s North Waterfront District, the 1920’s era warehouse-to-office conversion was originally the home of Otis Elevator’s West Coast manufacturing operation. Improvements included the removal of slab-on-grade and replacement with reinforced concrete, adding ramp, canopy, and elevator tower extension on the roof; remodeling of ground floor main lobby; cosmetic upgrade of existing egress stairs; new roofing system; new terrace at roof level; extension of existing stairs; new glass box stair; and new mechanical unit with a mechanical screen at roof level. Alterations to building systems include MEPF. Additional structural work was required to reinforce roof and floor-to-floor openings.
