The 500 Broadway MOB is a large design-build project that features a new nine-story medical office building (MOB) covering 265,000 SF. This modern facility includes 160,098 SF of tenant improvements (TIs) and comprehensive site enhancements. The building has both clinical and non-clinical spaces, with dedicated areas for medical support services such as urgent care, radiology, physical therapy, pharmacy, and patient exam rooms. A two-level above-ground parking structure with a third level at grade and an additional level below ground provides 650 parking spaces. The parking structure is designed for a future PV array and includes a below-grade storage tank for 330,000CF of water.

One of the key features of the building is its all-electric construction, which eliminates fossil fuel use to support sustainability. Renewable energy is generated through a 103 kW photovoltaic (PV) solar array and enhanced by a 29 kWh Battery Energy Storage System (BESS), allowing for energy storage and efficiency. The project also aims for LEED Gold certification, reflecting a commitment to environmentally responsible building practices.
